Common Eviction Questions

How long does an eviction take in Ontario?

Timelines vary based on the reason and whether the tenant contests. Non-payment cases can take 2-4 months. Other grounds may take 4-6 months or more. We work to expedite your case wherever possible.

Can I evict a tenant without using the LTB?

No. In Ontario, you MUST go through the Landlord and Tenant Board. Any other method (changing locks, removing belongings, shutting off utilities) is illegal and can result in significant penalties against you.

What if my tenant refuses to leave after the eviction order?

We help you enforce the order through the Sheriff's office. Only a Sheriff can physically remove a tenant in Ontario. We guide you through this enforcement process.

Do I have to attend the hearing?

Not necessarily. In many cases, we can represent you without your physical presence. However, for complex situations, your attendance may strengthen the case. We'll advise you based on your specific situation.

What evidence do I need?

This depends on your reason for eviction. Common evidence includes: lease agreements, payment records, photographs of damage, witness statements, communications with tenant. We'll provide you with a specific evidence list during our consultation.
